The Blake at Kingsport, a premier assisted living and memory care facility, was experiencing exterior façade issues due to the failure of its interlocking stacked stone system. The existing stone façade showed signs of detachment, posing safety concerns and increasing the risk of water infiltration. Given that the facility is fully occupied, the remediation had to be executed with minimal disruption to residents and staff while maintaining building code compliance.

Spire Building Solutions was engaged to provide a comprehensive plan, ensuring a long-lasting and structurally sound façade system. Our team executed the removal and replacement of the stacked stone system while preserving as much of the existing exterior gypsum substrate as possible. The project required careful coordination to maintain safety, protect adjacent materials, and integrate new waterproofing and flashing solutions.

✔ Stone Façade Removal – Carefully removed all interlocking stacked stone panels, salvaging existing gypsum substrate where possible to minimize costs and disruption.
✔ Substrate Repairs & Replacement – Replaced damaged gypsum panels per manufacturer specifications, ensuring a stable base for new cladding.
✔ Waterproofing System Installation – Applied self-adhering WRB (Weather-Resistant Barrier) to enhance moisture control and building longevity.
✔ Flashing & Sealant Upgrades – Installed new aluminum and PVC flashings at key transition points, sealing all façade penetrations to prevent future water intrusion.
